Encuentro Square: A Place to Call Home

This year, LUCHA and developer partner, Evergreen Real Estate, celebrated the grand opening of Encuentro Square. This two-building, multi-family development sits on the 606 Trail in Chicago’s Logan Square community and provides 89 units of affordable housing. As this neighborhood faces rising rent prices and longtime resident displacement, this project was a necessary step toward preserving the culture of this community. Encuentro Square is more than a building. It’s a promise to our neighbors that their stories, culture, and future will continue to thrive for generations to come.

Last year, Logan Square native Angeles, watched the once abandoned factory lot at Cortland and Ridgeway transform. Pushing a stroller carrying precious cargo – her newborn son – she watched as the foundation was poured, as concrete began to climb six stories high, and as the exterior was wrapped in brilliant orange glimmering in the summer sun. Just four blocks away, she and her husband were living in a run-down apartment, and the family was quickly outgrowing their cramped space. Facing a landlord who was increasing their rent and unwilling to make much-needed repairs, they knew it was time to move on.

As they began their search for new housing, it felt clear that Logan Square was no longer affordable. But, just as Angeles and her husband were preparing to relocate further west to Portage Park, they received a life-changing call: they had been selected for a three-bedroom apartment at Encuentro Square.

When Angeles and her family moved in, it marked a new beginning. Standing by the window in their new apartment overlooking the Chicago skyline, she felt an overwhelming sense of calm. She could finally envision the better life she had been searching for.

Encuentro Square started to feel like home. Her days became filled with warmth and light. It was the place where her son took his first steps. It was where she welcomed family and friends with pride. It was the start of a fresh chapter.

Not long after moving in, Angeles’ husband was laid off. After years of 60-hour workweeks to provide for their family, the sudden loss brought panic and uncertainty. But, when they contacted management, they were met with nothing but support.

“It’s so easy to talk to the staff here, and they will understand if you are going through a hard time,” explains Angeles. “They communicate with us as actual people. It made it easier for us to stay positive.”

Angeles’ family had the space to navigate the crisis. Her husband soon found a new job with better pay, benefits, and the flexibility to be more present with his family.

Just a year ago, Angeles was consumed by worry over rent and bills. Today, she says she feels free to plan for the future. With another child on the way, Angeles and her husband are already dreaming about one day owning a home where they can continue making memories that last a lifetime.

Dear Friends,

At LUCHA, we believe that housing is a human right. For 43 years, this belief has guided our work across neighborhoods as we build, protect, and preserve affordable housing. Together, we give our neighbors a chance to thrive in the community they call home.

This year, we saw firsthand how partnerships and purpose can transform lives and strengthen neighborhoods. LUCHA is especially proud to celebrate one year of partnership with Association House. This strategic alliance, with the help of you – our donors, stakeholders, staff and participants – has helped expand access to affordable housing, supportive services, and pathways to stability.

Among our key achievements this year was the completion and grand opening of Encuentro Square. This affordable housing development provides 89 families with safe, quality homes in Logan Square. It is Enterprise Green Communities–certified due to its positive environmental impact, projected to reduce 26,000 tons of CO2 and save over $131 million in water and energy costs over its lifetime. Beyond development, LUCHA’s homebuying workshops and legal services connected more than 150 individuals and families to affordable homeownership — helping them stay in the neighborhoods they love and preserve their community’s culture.

These accomplishments highlight how crucial our work is in a time of growing uncertainty. Our community faces pressure from federal funding cuts. Families are navigating disruptions to vital programs like SNAP. Tenants are afraid to leave their homes due to heightened immigration enforcement. Through it all, LUCHA remains a steady source of support, advocacy, and hope.

We are preparing for an ambitious next chapter including the historic conversion of a church into 100% affordable housing at La Herencia, phase two of Encuentro Square, and the recapitalization of scattered-site units across West Town and Logan Square. And we recently expanded our team, welcoming community leader, Christian Díaz, to support these goals.

We are deeply grateful for your continued partnership and support. Together, we are shaping a future where every Chicagoan has access to a safe, stable, and dignified place to call home.

LUCHA Celebrates the Groundbreaking of La Herencia Apartments

LUCHA, elected officials and project supporters hold ceremonial sledgehammers at the groundbreaking and naming ceremony of La Herencia Apartments.

On Friday morning, LUCHA welcomed community members, partners, and elected officials into the historic Humboldt Park United Methodist Church to celebrate the long-awaited groundbreaking of its new affordable housing redevelopment: La Herencia Apartments.

Standing inside the 1928 sanctuary, attendees were surrounded by the very walls that will soon become 22 permanently affordable homes in Logan Square. Developed in partnership with Canopy Design + Architecture, this first-of-its-kind redevelopment will preserve the historic church’s façade and 13 existing apartments while adding nine new homes—each thoughtfully designed to honor the building’s legacy while meeting a high standard of craftsmanship, beauty, and care.

Bundled up in the Chicago cold together, there was a special intimacy and emotional weight in the air—a reminder that this building’s transformation is not just about construction, but about memory, belonging, and stability. The project is the first in Chicago history to convert a church entirely into 100% affordable housing.

The name La Herencia—which translates to “inheritance”—speaks directly to that legacy. For nearly a century, this space has offered sanctuary in many forms: as a place of worship, as housing for working families, and as a hub for activism and mutual support. Today, the building lives on through a renewed commitment to permanent affordability in a neighborhood facing immense housing pressure.

That legacy was made especially tangible through the presence of Congresswoman Delia Ramirez, whose connection to the building is deeply personal. As a child, she lived in the apartments above the church—making the transformation of the entire building into affordable housing not just a policy victory, but a full-circle moment rooted in lived experience and generational impact.

Earlier this year, the congregation officially rededicated the property to LUCHA, ensuring the site would continue uplifting the community even as the neighborhood changes. Renovation plans include adding a new elevator and creating modern, energy-efficient apartments with in-unit laundry and accessible layouts. Five units will serve individuals exiting homelessness or living with developmental disabilities, with supportive services provided by Renaissance Social Services.

The ceremony brought together federal, state, and local leaders who spoke to the urgency of building affordable housing near transit, schools, and jobs—especially in rapidly gentrifying areas like Logan Square.

With this ceremony, what began as a six-year effort finally broke ground—but more importantly, broke beyond the limits of what many once believed possible. La Herencia Apartments is not just a housing project; it is a statement. It affirms that preservation, equity, and community-led development can coexist—and that history doesn’t have to be lost to progress. It can guide it.

Construction is expected to continue over the next year, with LUCHA planning to welcome new residents in 2026.

Meet the Team! Announcing our New Shared Leadership Model

The LUCHA Board of Directors is thrilled to announce the appointment of Lincoln Stannard and Lillian Bui to the shared leadership roles of Co-Executive Directors. Each will devote their time and experience to executive leadership responsibilities, bringing their unique skill-sets to bear.

Lincoln, who first came to LUCHA in 2017, will continue to lead LUCHA’s affordable housing development and property management work. Lillian, who also serves as Senior Director for Strategic Initiatives for Association House, will play a critical role in integrating operations and maximizing the benefits of the formal alliance announced last week.

Since January 2024, LUCHA has been actively practicing shared leadership, leaning on the unique strengths of our Board of Directors and Executive team members. Through this, we were reminded that the best decisions are made collectively. Together we broke down silos and worked to solve some of today’s most challenging housing issues.  The Board continues this momentum by appointing Lillian and Lincoln to these critical roles and by continuing to include community– including low-income and Spanish-speaking households– into all of LUCHA’s community development processes.

Meet the Team!

Bui is an experienced nonprofit leader and accomplished fundraiser. Since arriving at Association House of Chicago in 2021, Bui has doubled the size of the development and marketing team and secured more than $3.2 million in new government funding. Her collaborative and strategic approach drives efficiencies and growth. Bui is a Certified Fund Raising Executive (CFRE) and earned a Master of Arts in Public Policy from the University of Chicago Harris School of Public Policy. She came to know this community first as an Americorps member at the former Lafayette Elementary School. And while she jokes that her fundraising work dates back to her years as a Girl Scout, her first formal role was with Habitat for Humanity, where she lived into their mission of building homes, communities and hope. Bui also serves as a board member with Corazon Community Services. Outside of work, you can catch her cheering on the Malcolm X Lady Hawks, where her niece plays basketball.

Stannard is a passionate community development practitioner and housing advocate. Over seven years with LUCHA, he has overseen accomplishments including the completion of Tierra Linda and the groundbreaking of Encuentro Square. As Director of Community Development, he has grown a project pipeline with the greatest number of units under development in LUCHA’s history. He brings a mission-centered approach, strong analytical skills and deep experience with a variety of project types and financing models. Lincoln began his career at the Chicago Community Loan Fund, where he managed construction lending for the City of Chicago’s Neighborhood Stabilization Program. He holds a Grow America Economic Development Finance Professional certification. Born and raised on Chicago’s West Side, Lincoln has called Logan Square home for 14 years. He has been active in local housing justice and tenant organizing projects, including time spent on the boards of the Here to Stay Land Trust and Somos Logan Square. An avid biker, his favorite destination in the city right now is the Montrose moonrise observation point on the lakefront.

“LUCHA has been one of the centerpieces of creative thinking regarding affordable housing for decades on Chicago’s north side.  Born out of political struggles in the greater Humboldt Park area, it has never lost its activist side as it continues to fight for public policies on behalf of folks who face displacement or income shortfalls.  The services and programs that we offer for our tenants who are single mothers, for instance, represent the sort of ethical commitment that roots our organization.  And more recently our building of a passive house points to another ethical commitment: the planet itself.   We look forward to this opportunity to strengthen the work of both LUCHA and Association House Chicago.  Our remarkable new leaders, Lillian Bui and Lincoln Stannard, are ready to shape our future,” says Ralph Cintrón, Board Member at LUCHA.

LUCHA Joins Long-time Partner Association House in Alliance

LUCHA has always been known for our resilience, our fight, and our relentless pursuit of housing done differently – with the best in building practices, strong community voice, and embedded services for residents. 

Today, we are thrilled to announce a new formal alliance with Association House, a long-standing community partner. This alliance will open up a fully integrated continuum of services for LUCHA residents, while allowing LUCHA to deepen our affordable housing development work. 

Conversations with Association House began nearly a year ago, as LUCHA experienced a leadership transition and sought to stabilize operations for long-term sustainability. Quickly, the conversation became, “how might we do more, together?”

Association House, operating in Chicago’s West Side for 125 years, is well-known for their collaborative, multi-service model advancing health, education, and economic opportunity. As this alliance moves forward, LUCHA’s community and client-based services, like housing counseling, legal assistance, and resident engagement will continue under the Association House umbrella, bringing a united suite of services to LUCHA residents and the wider community. 

Moving forward, LUCHA’s focus becomes its signature housing development work, led by newly named co-Executive Directors Lincoln Stannard and Lillian Bui. With the backing of Association House, LUCHA will continue to operate nearly 200 affordable rental units while growing its pipeline of innovative, people-centered projects.

“Coming out of the pandemic, it is more important than ever that nonprofits operate in a forward-looking manner. This partnership stabilizes operations in the quickly evolving affordable housing development space, while enhancing service offerings across the board,” explains Juan Carlos Linares, Association House’s President & CEO. 

Our supporters may remember, Juan Carlos previously served as Executive Director of LUCHA from 2013-2019, where he oversaw the award-winning Tierra Linda development.

We closed on Encuentro Square!

Today’s closing marks the end of the first part of the work for the first phase of this project.  We cannot overstate how much work Lincoln, and before him, Charlene have done on this project.  Thank you all for all the ways, big and small, you have supported this project, with particular thanks to Jane.

I drove by the site earlier today, and will do so again when I leave the office, to take a moment to visualize the first 89 units of this project completed and the first families moving in.  You allmight remember that it was LUCHA (namely Charlene and Maria), who came up with the name Encuentro Square, to remind us of all the things that are coming together in this project. 

Reflecting on the difficulty of getting to this point, I am holding on in particular to the future joy of families who will be brought together into stable, affordable housing and community in this development.

There is still more work to be done, both on this first phase of the project and the next phase, so let’s get ready!
